Farmer said he will sell us his field :-)

So its 8.15am on a Sunday farmer turns up and says "so ya said ya wanted me field then boy"
"I I do I" "how much the want then ? I'll just get me wallet"
Now it's 5.15 acres hedged but not fenced, very flat, good soil, land locked with a right of way, no water on site.
I own the land next to it, I own the right of way, I have power and water = not much use to anyone else.
Oh and its in an area of natural beauty, so if you want a greenhouse you need pp
So come on then try and guess, we are just outside Dawlish, Devon

i was going to say £25k minimum. average acreage is £4k an acre but you have a premium for the first few, then he has to get solicitor to re-draw the boundaries (for my house's boundaries to be redrawn its £800 whether land alone is cheaper, i dont know) then theres solicitors selling fees on top.
plus its worth more to you so id say £35k min. i wouldnt sell it cheap at all.

average down here is about £7.5K an acre

If he is a typical shrewd farmer as its of use to you and he knows you want it and it would add value to what you already have I would say pushing the 100k mark with a stipulation that you have to fence and boundaries bordering his land. Realistically its value is probably around £7.5-12k per acre at most.

Land here is not far off £10000 never undstood why everything is so expensive round here

Don't know about Devon but flat good quality land goes for  premium even without water up here, independent sale probably £10k/acre minimum as small lots go for more than big ones due to the "horsey market" and desperation.  Something attached to your existing area ie a premium value to you, a canny farmer will double it because someone else might go somewhere else, you can't, it's the obvious want/need driving you as purchaser, part to have it part to avoid someone else traipsing over the right of way to it every day doing whatever they do, riding, dogs, kids, bikes, motorbikes, quads, stock that will upset yours in some way, damage potential, noise potential..

5.5 acres of it, probably worth £25-30k, market value £50-60k, expect him to look to you personally for anything up to or over £100k and take it if you possibly can.  And if he's looking for £25k or less, rip his arm off and pay the fees for him as luck money ;)

We are not too far from you  :wave:
In 2004 the price here for a very similar field was £7.5k per acre. at auction.  The private price (sealed bids) was nearly double.   Nowadays small fields like that are like gold dust ::) ::) .  Anything under £50k and you have an absolute bargain, even at £75k you are not doing badly.  Good luck and snap it up if you can :thumbsup:

Where I am I would expect to pay around £12k an acre if it is good land so that would make it about £62k. If you got it for a lot less well done,get the paper work done quick before he changes his mind  ;D
