if it had planning permission for 10 houses then it would be worth that if not more.

id try a counter bid though. im sure he must think you are daft or very rich. or just trying his luck.
you could get a nice place for that money.

Is that £80 or £80K?  Try making him an offer.  Surely he'll realise he can't do anything with it.

and there was me thinking the 20 acres for sale on the way into Exmouth was Dear at £400,000  :roflanim:

So then how much is  :farmer: grade 1 agricultural land by you ?
Here in Devon  :sunshine:  it seems its between 20-80K an acre dependant on how much scrumpy they had

Bought our whole smallholding with house and holiday let for that!!!!   Not even worth that with planning permission on it!      I'd be tempted to put up a for sale notice .... with price and name of owner ..... see what comments you get from locals.
