Dawlish - isn't that where the railway line is practically in the sea?

I'd've thought land prices would be fairly high around there... 65K

I say £35K but from the tone of your original post I suspect you got an unbelievable deal and so I am saying £15K!!!

oh go on I'll have a go- as i'm fairly local to you i should have an advantage but all i'm really basing it on is what land round here goes for. I'm guessing £46,750 but suspect like others its either a fraction of that ( or massively more and into 3 figures)

I guess after reading all the values we've suggested someone has raced off to drag the farmer down to the nearest law firm before he changes his mind..

Which is what I should have done :-\ .  After agreeing a price with me the farmer (now my neighbour) took another offer before the papers were signed  >:( >:( .  Then the bloke applied to put 100 caravans on it :o which caused uproar in the village.

well how fab I'm glad it got you all excited, me too,
just to add yes we are nearly in starcross and yes we are 1/2 mile to the sea, and yes flat agri land is usually about 12k an acre but not when its land locked by my land and others.
is it time to tell you ????

Here goes, oh and yes the typing is correct,
£400,000
So I said "what you actually used your fuel to drive here and tell me that "
and people say farmers are greedy really I wonder why
