Today we signed for our new place. We first put the offer in and had it accepted on 1st September last year so it has been a long hard slog to get it, but we finally, finally did!!!

Oh the link doesnt work well but the place is called Humberside Animal Rescue Association (HARA for short) on Google. It went bust 2 years ago so now needs humungous amounts of work but it is worth it.

I now own a kennel and cattery plus 5 acres for my smallholding. Its very run down but we had a meeting on site with the boarding Licence lady and theres no propblem getting the licence when its updated. Apparently rescue places dont need to have the nicer things that boarding kennels do.

Anyway have a look guys and see what you think.

Congratulations Jackie (and hubby).

Looks wonderful.  It looks a palace compared to when we first moved in here.

Lots of work, but will be well worth it!

Not looked at your place, but I just posted about my mum and dads place in Cleethorps, well they had one first in Barton Upon Humber!!!! sold it years ago, before the bridge was complete...fish and chips is even better there!!! I shall have a look now, just having a break from doing sheets etc!!

BL~~@y great!!! Whats the inside like? I would love the money to do up something like that!!! Before we moved I thought seriously about a house with an animal cemetery attached.....Look forward to your posts re getting it up and running....brilliant...w X citing int tit!!

It was a toss up whether we knocked down the house and built a new one but in the end decided to keep it and make the offices into a two story extension if we can. We need 8 bedrooms and associated rooms.
The house is a wreck and so damp fish could swim up the walls but it isnt anything we havent dwalt with before and we have a team of guys that work for us who will do the work plus the family working on it too. I can weald a paint brush as good as anyone!  ;D

We have just found out that the house was broken into last night so the charity is repairing the damage and getting security on site untill we get the keys.

The kennels and cattery just need general painting, concrete seeling the runs put back in place and mega cleaning for the licence, After we have the licence for 20 dogs and 6 cats we are going to apply for more and have been told that the application will be looked at favourably. There is also an area for bathing the dogs but the bath, shower etc has been ripped out so we will put it back into place and buy a dog dryer and a couple of grooming tables.

I have ordered a few fruit trees to start my orchard too.

Yeh George you knew about it before we got it.  ;)

So Sheila thats 3 of us that I know of near each other we are gonna have to have a meet up like our Scottish contigency does.  ;D

Why we couldnt actually buy it for so long is that every bank we approached wanted to see the accounts from the place but as it was a charity they didnt have the type of accounts that showed a profit.

We hired a mortgage broker firm to help us get the commercial mortgage and they approached the banks for us using the contacts they have. Each bank wanted their own valuation on the property and that cost in excess of £1k each time then they rejected the proposal. Sometimes after actually telling us they will lend us the money??? Bare in mind we had £100k at our solicitors as a down payment.

Finally we met a bank manager from our local branch who believed in what we wanted. he knew that the price we had affered for the property was approx the same as a 4 bed detached where we now live so to get all that was on offer at the property was one heck of a bargain for us.

I just have no idea why it took so long to convince the banks underwriters that this is a good deal because on their own valuations it states that as soon as the kennel has its licence the value goes up £100k even without the house being done up.

Im sorry if Ive gone on a bit but i did say I would explain why it has taken us so long to get the place and now you can see the pressure we have been under whilst trying to get it.

Is it all over Jackie or is it just starting.There is a lot of work involved lass but you are prepared for that I know loads of good luck :farmer:

Ah but the next stage of reclaiming and renovating is one we love to do, and know how to do well.  ;D

To bring a property back to life is really quite magical sometimes and if its been a house where an old person has died I like to think they would have approved and when finished I always whisper " I hope you like it."
