In the end I've had to do a personal Denial-of-Service attack on the seller's solicitors reception.... ringing them every 15 minutes until the lazy solicitor got off his arse and answered the last question.

14 weeks exactly! to the hour!

That's the nearest to a party popper I could find - although it maybe bears a resemblance to what the vendor's solicitor has been doing today... :/
