Nuclear option delivered.... exchange by Tuesday 5th July or we're out.

I realised things had gone too far for me when:

1) I woke up this morning already stressed about the situation before my eyes even had time to focus

2) I spoke with a private investigations company about investigating the 3 main players.

enough is finally enough.

You're more patient that i would have been. House buying is stressful enough but after buying a few you get hardened. For those old enough to remember the gazumping era of the 70's I got really annoyed after the second time.. started looking elsewhere but overgazumped meanwhile.. then dropped out after 2 weeks - just to mess the vendor about.
In time you realise there is no such thing as an ideal proeprty..just something that is a good starting point.

When we bought this place both of us thought the land was lovely but the house 'sorta OK'. If OH had had a bit more patience and the temperament to put up with disruption I'd have knocked the thing down and built what i really wanted. As it is .. new floors, extension, new kitchen, scrape the roof and repoint all the walls, new windows, UPVC fascias, new guttering and redecorate and new paving. It's now 'OK' whereas it could have been 'super'.

That sounds exactly like what we're trying to buy. land is perfect, but the house hasn't had much done to it since 1958 when it was finished... except for oil fire central heating.

We've already had an architect out to it to come up with some sort of phased plan around improving it, but it would be a lot simpler to knock is down and build my dream hobbit house :D

...and probbaly cheaper...

But not a hobbit house! We actually looked at one property that had a lovely hobbit-sized house...except that folk of my size would have needed a wheel-chair from the front door...no way could i stand upright in the darned thing. No-one over 5ft 4in had a chance of comfort ( let alone my 6ft 7in and a bit)...

... I wanted a good size built around a courtyard with a  turret at one corner.. and if i had my way the roof area of the turret would be a conservatory plant room full of exotics...

Sadly some people are too wrapped up in themselves to honestly sell you a pet rabbit let alone a house and land and all that complication. Hope it comes good on the 7th.

The estate agent revealed this morning that the vendors solicitor doesn't often get into the office before 11am... what a nob!

Nah, the enquiry answers and updated contract were promised by close-of-play tuesday last week. Our solicitor still hasn't recieved them as of 11am this morning.

The daft estate agents started the morning's correspondance at 10:45am by stating that they will try and call our solicitors to see if they have recieved anything before chasing the vendors solicitor. They then got a ver short phone call from my stating the idiocy that they were still demonstrating - ring the sodding vendor solicitor first, and see if he's sent it yet!!!

Anyway, nothing yet, but I can't see how they'll get eveything to us, give out solicitor time to review and correct, and get another iteration done before CoP tomorrow.

I'll keep you posted though.

Azores high from tomorrow as well! perfect hay making weather in the south west!

Don't back down on your deadline ..and if they miss it and plead then only accept at a reduced  price and new deadline.

What I like about Manx Loughtons is the way they just look at you and stamp their feet. Sometimes just standing there and stamping your feet is the best way to get things done. Well done.

Don't listen to the money men - they know the price of everything and the value of nothing

Live in a cohousing community with small farm for our own use.  Dairy cows (rearing their own calves for beef), pigs, sheep for meat and fleece, ducks and hens for eggs, veg and fruit growing
