Planning Permission, what a nightmare

I've been looking into Planning permission, what a nightmare,

I dont actually want to build anything, here's the background

Im now buying a small piece of class 2 agricutural land 2.5 acres with 2 stables and a small barn already on it.

I will register the land as a small holding and intend to keep a few sheep and maybe later on if funds allow some alpaca

I also keep rodents (mice and rats) these I supply to the pet industry both alive for pets and dead for reptile food

It seems Defra dont have any problem me keeping the rodents

Every time I talk to the planning office I get different answers regarding keeping the rodents on the property

Its very frustrating trying to get a straight answewr out of them

Any ideas?

What exactly is the problem with the rodents?  I would assume they are classed as pets .....why would you need planning to house them on your land?  In fact, the size of the shed you would need for them, why would you need to ask for planning, or indeed even mention them?  Are the planning people worried they will escape or something, or is it the fact they class what you are doing as a "business"?

At my old house, I  did the right  thing and asked if I could have a goat shed - not large, similar to a big garden shed.  Did not put in permission, just asked. The planning replied saying I would need permission and it was likely they would not give it.

My OH and neighbour set to, put a concrete base down, built my shed over a few weeks, and it looked very nice.  I was terrified for months I would have to take it down!!

This was 20 years ago, and the shed is still standing.

Sometimes, you just have to carry on and do whatever it is you want to do ......

We needed a large garage, so asked what was required - we were in a small hamlet 2 miles from a village.  We were told we had to put in an application and apply for a building warrant, and it was unlikely we'd get it as we already had two large barns. (One had 700 chickens in it, the other was dog kennels ;D ;D).  So we laid a concrete base hardstanding (ostensibly for our caravan if anyone asked) bought a wooden sectional garage, and had it built on the concrete.  We were prepared to argue that it was moveable as it wasn't fixed to the ground and in theory a large tractor COULD have dragged it somewhere else.  It's still there 12 years later and I'll be looking for a buyer for it when I get planning permission for the plot to build a house on it. ;D

I think its the fact that I will be selling them that is causing the problem, the property will be a smallholding so I cant see why I cant sell the prouduce of of my smallholding (even though they are miceees)

No different to sheep/chikens/pigs/cows in my book

Seems to be the stock response from planners to say no you need permission to do that. Apparently I need permission to grow veg on my smallholding as this is an unauthorised extension to my domestic curtlige. I have a cph 2 pigs and 16 hens.. It's madness. My planning agent advised me to draw up all the fencing and send the council a plan of exactly what we are doing here. I have decided not to though as I have no desire to give them any more opportunities to flex their muscles . I'm waiting to see if they try to serve an enforcement notice for veg beds, fences, chicken coop and pig arc. All animal housing is mobile, fencing required to keep said animals in and veg.. Well can't feed pigs from the kitchen and veg is for them

It wil be interesting if you do need planning permission for your carrotts  ;D

Im pretty sure you can put your mobile housing without planning (but who knows with planning Gestapo)

Council would not give me a proper yes or no regarding mobile field shelters or stables, which led me to think they could not stop me.  But they did say they would come and check it was actually mobile, and may ask me to move it on a regular basis - and I could not alter the ground to make it level for the shelter.  They then added triumphantly I thought, that I would find it impossible to comply on my hilly field.  My reply was, I had a couple of level patchs near the gate, thank you!!!

But you can legally put down a hard standing/concrete pad under the permitted development rights. You can also use a caravan/container for animal feed under the same rights (I think)

This makes my brain hurt  :P

Down the lane from my field a guy lives in a converted coach.  The council told him "You don't have permission to live here, you'll have to move" The guy said "Sorry, no!" The council said,"Oh, alright then", sent him a council tax bill--end of story!
A couple of miles away, gypsies set up home on land owned by them (and good luck to them, I say) The council said etc. etc. The gypsies quoted the travellers laws, again end of story.
My argument is this!! Set up home and when told to move quote the travellers law. If told you are not a traveller and thus have no rights to live on your land then take your council to the race relations board......what's sauce for the goose is sauce for the gander. Bloody good luck!!! ;D ;D
