Smallholding for sale Somerset...Now reduced to £410,000......

NEWS!!!! NEWS!!!! NEWS!!!!
 We are thinking of moving to a smallholding in the North Devon area, for several reasons including being nearer some family members etc sooooooo we are putting our wonderful smallholding up for sale! We want to sell privately so as not to line the pockets of the fat cats and therefore offers around £450k would be accepted.
 We have a 4 bedroom house with a huge bathroom plus an ensuite with a posh compost toilet, 27ft sitting room with huge woodburner, 12x12 kitchen with rayburn and all usual stuff! 12 x 12 hall/family area, 15 x 12 study/other room, boot room, utility room, downstairs loo, huge woodshed/freezer shed attached to house that could be rebuilt and add to the property.
 Outside there is beautiful decked private garden with wood fired cobbed hot tub/bath, orchards, gardens, veg gardens, raised beds that grow wonderful stuff, poly tunnel, 3 paddocks that are never stressed but are managed and grazed properly amounting to about 1.5 acres. half an acre pig area with arcs, buildings and yard plus mains leccy. 7 acres of woodland which is a county wildlife site and contains charcoal kiln and coppice crafts area, also has fire site and circular trail....
 We have also a B&B business which is proving very popular and a website with it with online booking etc.
 Also outside is a new small pole barn and a volunteer caravan which is comfy and has a woodburner and decking etc.
 We have an additional 3 acres (flat newly well fenced woodland pasture) on a 25 year lease which a new owner could take on if they wanted

Yes FW it is wonderful here but we need a load more outbuildings for hubby and a bit more land for me and need to be nearer a couple of rellies too.....I am terribly torn.....but having been here 12 years in someways would like a new challenge :excited:

Ho, Hum, we can only dream.  Just wish we could raise the funds.  Good luck with your sale, somebody will be very lucky to buy into such a wonderful place. :thumbsup:
