Now with the option of purchasing adjoining amenity land by seperate negotiation.
 
Lovely detached painted stone and slate 2 double bedroomed cottage just about to be marketed on behalf of my inlaws.
Situated in the Stunning Marches borderland countryside in the small friendly community of Felindre, Powys, village with a pub!   This is a painted stone cottage with kitchen extension set in a garden with fruit trees/bushes herbs etc bordering a brook.  Lovely location for someone who appreciates wildlife and walking or riding as you are a short walk from 1000s of acres of open common Crown Estate hill land managed by the Wildlife Trust, red Kite country as well as Hen Harriers and lots of other wildlife on the commons.  Dippers and kingfishers visiting the brook in the garden.   Glyndwr's Way National Trail goes through the village and  past the front door, and also not too far away are the Offa's Dyke National trail as well as the Jack Mytton Way. The brook feeds into the Upper Teme a short distance away, the Upper Teme rivers is a site of special scientific interest.
The house has a good sized sunny double reception/dining room, small utility room, and kitchen with lean to conservatory/greenhouse with an established grape bearing vine growing in it.  It has a solar panelled heating system installed which is very effective.
We have been advised to market it at £160,000 to £165,000 but are very open to offers for a quick sale

I don't know if this is a selling point or hinderance, but,   Felindre is about 5 miles from us,  very nice too

Whereabouts are you, we are only about 4 miles from Felindre, but on the Shropshire side of the valley?
The countryside here is amazing and fantastic for horseriding too! There are regular horsemanship clinics held at neaby Brandy House Farm which has a large outdoor arena and riding onto the open hills.
The next village, Beguildy, about a couple of miles away, again a very small community has a village post office and shop, another good pub and an infant/junior school.

This cottage is still available, however now with the option of purchasing additional amenity land adjoining the garden. The additional land would be available by seperate negotiation from the adjoining landowner who has said that he would be willing to sell some or all of the adjoining field. The field has been subject to some Christmas tree planting, also young ash, as well as comprising rough damp grassland, the brook runs alongside the field, and their are some mature trees alongside the brook and some of the field boundary.
We would also consider a short term let of the cottage with a view to remarketing in the spring.

Hi Scottydog,  have had a look at the plan and it seems to work out at up to about 2 acres available.   We have had a good look at the land, obviously quite overgrown and neglected which is why we approached the landowner, and will be going back to him to see if he can give a price guide,  but he has already said any amount of this field could be available.

The cottage is also now available for a short-term let.
