Hope this is the right place for this Q
we 'rent' some land out, first time in 2010, they had it for 6 months, paid in advance.
2011 we used it for hay, had it newly fenced, told them rental would be Oct - Dec, same rate as prvious yr.
he put sheep on, but not for long, I saw him a few weeks ago and mentioned the was rent not paid for Oct-Dec, he said he would get a copy of a rental agreement they had with someone else as a guide, he's now put his sheep back on, still no rent and no rental agreement (there is about 20 acres),
I need to get this sorted, it's starting to niggle me, I'm wanting to include a clause about weed control, and hopefully something to the effect of I want a couple of lambs, + do people normally pay in advance?
It's the wording I don't know how to start with, I'm hoping there will be some among you who either rent land or rent it out who could either give me a few lines or maybe scan and send me a copy? (details hidden of course)
They also said they checked on a website where you mark the field out and it tells you the hectares, that its a lot less than I say, my maps actually show it's over 20 acres, does anyone know that website?
I know this is a wonderful site for information, I hope I'm not asking too much, but I don't know how to start, it's costing £hundreds to fence and drain, I really need 'something' coming in!

I am not going to be a great deal of help. I am sure others with more knowledge will be along soon, but have you looked on the internet for a rental agreement.

OH rents out several properties, although not land, and he gets good rental agreements on line. He then just adjusts them to his needs.

I hope you get it sorted soon as it seems you are being taken advantage of at present.

You can buy an accurate copy of your land from the Land Registry if you don't have a copy of your own deeds handy.  I just bought mine for £20 approx.

Thanks all, I did look online but can only find things for houses etc, I'll look again.
Hi Doganjo, couldn't see to find my way into the google one, but the freemaptools show over 20 acres, I'm happy with the maps I have (OS), going back to 1850's, all adding up to the same acreage, so I wondered if they were pulling a fast one, so I've just said the fields, rather than the acreage, now I'll stick to the 20.
Hi Tizaala, the land is rough grazing, up here I think we'd be very lucky to get £100 per acre, but I don't think we are asking enough, OH thinks it isn't worth what I'm asking , but we've been told by land agent another  field should be £50 per acre, we struggle to get £20 from the tenant (different chap, old farmer, had it years, long before I came on the scene, just found out he's claiming stewardship grant on that 10acre, and possibly the SFP!)  Yes, I'm sure we are being made mugs ofbut I don't want to get on the wrong side of anyone. I must get it sorted and soon!
