Big sky, big rooms, big big big space space space - you shouldn't have any problems selling this one and 7ac is a very reasonable size indeed.  And the east coast is soooo great for bright sunny weather (even when it's cold).Good luck Mr b.

thanks, yes it is quite sunny here, a passiv haus works well, if its sunny in winter then needs no extra heating, if overcast all day then we use the woodburning stove to top up the indoor temperature. thermal solar panel works fine in summer, we use the stove in the winter mainly to produce enough hot water rather than heat the house.

The house was built in 2007 and has 7 acres of land (several acres have been planted with trees).

It is a 4 bedroomed house, all rooms are spacious. Downstairs there is an open plan kitchen / dining / lounge area (again very spacious).

The house has been built to a very high environmental and energy saving standard. It was built to the German passivhaus standard ie superinsulated, draught free and with heat recovery ventilation. All windows (except the utilty room velux) are triple glazed. The heating requirements are minimal and are provided by a high efficiency Danish wood burning stove. This heats the hot water in winter, in summer the water is heated by a solar thermal panel.

thanks, once we have sorted a few things out we'll post where we are going (and it is nice!). was sold through the local property centre in the end.
