Wow, that looks amazing!

Rosemary, we had much the same comments on our home report (no thermostatic or timer control on coal fired range, etc). I really don't see why "it's cold in here, I'll stick some more coal on the fire in a minute" doesn't count!?

This is a debate for elsewhere, but as an engineer, I get really annoyed at their recommended measures as well. For this house, they're recommending installing a pellet boiler which will not pay back for 120 years (!?), plus solid floor insulation and solar water heating with 40 year and 50 year paybacks respectively. This is just misleading for the average home buyer without technical knowledge  >:( .

I'm in the process of buying a house with an F for energy efficiency (exact same score, actually!), it's about standard for croft houses needing modernisation.  The last one we bought, we took back to bare stone walls, insulated the walls and roof properly, put in underfloor heating and replaced the failed double-glazing.  It now keeps itself beautifully warm and 750 litres of oil (£350-ish) lasts about 9 months.
