For sale is our substantial rural detached three bedroom house and smallholding, it is situated between Boston and Spalding in Lincolnshire on the outskirts of the village of Quadring post code PE11 4PY.

We are having to down size due to on going health issues.

The smallholding is freehold and sits on around 1/2 an acre sts, there are a total of nine outbuildings ranging from a small hut to the 600 sq ft workshop, there is also a large hen shed. Most of them have power and lighting.
Inside the house there are three large bedrooms; the master bedroom is over 300 sq ft with an en-suite shower, sink and loo.

We use the upstairs landing as an office/admin area.

There is also a large family bathroom with bath, loo and sink; this room also houses the airing cupboard and hot/cold water tanks.

Downstairs is the large kitchen/dining area, again this area is in excess of 280sq ft.

There is also a large utility room with washing machine point, Belfast sink, gravity fed solid fuel heating and hot water system, tumble dryer exit point, work tops and over worktop cupboards, there is also a clothes airer. There is a large entrance hall with stairs leading to the 1st floor, off the hall are two in one reception rooms. Just off the rear door is another shower and loo area and the cloak room, great for when you come in from the garden dirty and cold or just want to wash the dogs.

To the left side of the property is the orchard where the geese and ducks live, here is also a 15' deep well, this holds 2500lts, a real money saver, not for human consumption though but it saves thousands of litres of mains water on the animals and garden etc. There are two connected 1000lt water storage tanks in the veggie patch, these are filled from the well as is the duck pond and goose ponds.

The vegetable plot and large garden shed can be found at the rear, wrapping around the side to the back is the lawned area, there are 200 sq metres of gravelled parking area.

The whole area is dog proof, as long as it's not a small dog that can get through pig wire, this property would make a great place for someone who loves the thought of having a smallholding that is not too big, the main work shed is (600 sq ft), the possibilities are endless for the creative mind, there are plenty of sheds for storage, fowl, sheep, goats or dog, rabbit or bird breeding with show rooms.

There are two towns close by, 7 and 12 miles away and a pub, shop, post office and Indian restaurant within 500 metres also the bus stop is there, there are schools within two miles, in fact the only thing that is missing is you.

Sorry to say renting prior to purchase is not possible as we need the money to purchase a new home, we have to down size due to health reasons so we need to rid ourselves of the mortgage. Sorry we can't help with that option.

Do hope someone comes  along and buys.   This is so much cheaper than similar property here.   Sounds ideal for veg  and poultry
