advice on "renting" my land

I'm after a bit of advice. I have 16 acres and don't have any single farm payment entitlements, nor do I wish to go down that route. My neighbour has approached me as he has "spare" entitlements. He wants to "rent" all of my land, but leave me to carry on as normal, i.e. we're a registered holding with sheep, pigs, etc. There's nothing in it for me, except he will flail my hedges for free (he does it currently every 1-2 years and charges about £150), but in theory it's no skin off my nose and I'm helping a neighbour.

However, I don't want to land myself in a load of hot water by trying to do someone a favour! If all my land is rented out, does that cause me problems with my CPH / herd & flock numbers etc? Also, I built a small barn last year under permitted development. Would the planners have a problem if I nominally rented my land out?
