Cottage with small paddock for sale

My brother has a share in the farm I am in at present, and to pay him out he was taking a cottage I own.  Unfortunately, he has now suffered a heart attack, and no longer wants the hassle of another property. Therefore I need to sell the cottage to pay him out of the farm.

Stone cottage, in a terrace of 4 similar ones.  Edge of a village location, Peak District, Derbyshire.  Stunning countryside all around, views from upstairs of Mam Tor, local Derbyshire beauty spot.  Rural location, yet on local bus route.  5 minutes drive from Buxton (famous spa town) and a few minutes from tourist atractions such as Chatsworth House.

Property has been empty for a  couple of years, so does need some cosmetic updating, as in decoration etc.  But well built, and no major work needed.

Ideally situated for activities such as walking, mountain biking and horse riding, with an abundance of off road bridleways.

Cottage is built of attractive old stone, but has been modernised, with UPVC double glazed windows and  doors.  Central heating, hot water and cooking is supplied via a mains gas Rayburn.

Sitting room with nice red brick fire place, housing a multi fuel stove, with large beamed mantle above.  Large unfitted  dining kitchen, with Rayburn, nice slate  floor.  Large cellar area under kitchen.  Two good sized bedrooms, one with walk in wardrobe, and exposed brick fireplace. Newly fitted bathroom, with exposed red brick.  Very large loft area, potential for conversion to master bedroom and en suite shower room, which would have stunning views of surrounding countryside.

Outside, small front and rear gardens, plus parking for two vehicles.  Adjoining paddock, approx a third of a acre, with access from road side.  I used to keep six of my goats here, plus chickens, and grew some veg too, so ideal for small scale smallholder.  Also included is good sized wooden shed, with concrete floor, which I used to house my goats.  I used to sell my eggs from the gate to passing trade, and did very well during the summer months!!

No chain, so sale could go through quickly.

Property with small amounts of land like this do not come up for sale very often in this area, and I have had interest in the land, but would prefer to sell it to with the house to someone who wants the chance to keep livestock or grow their own food.

Thank you!  We lived there  for 20 years, travelling up and down to our land up the lane from here, about 8 miles twice a day.  It was a lovely house for us, but sadly not enough land  for our growing menagerie!!

I do need a quick sale, as I am paying bills on two houses, which is a drain on resources.

I cannot rent it out unfortunately, as we do need the cash - otherwise I would consider a let.

One good thing about that cottage, is the walls are really thick,  so it can stand the elements.  We often found with just the Rayburn on, and the woodstove, we did not need the central heating too.  So, being a small house it was cheap to run.

I will be honest and mention the snow drifts which can appear - but we had a 4x4 and managed fine.

Sounds like a lovely property Roxy. Even if someone wasn't in a position to live there themselves yet, I dare say it could be let until they were ready to move.

Just bumping this up again ......had some enquiries, but people need to sell their property first.  Really need to sell ASAP - having to pay council tax on two properties, plus bills as well, is a financial strain.  Plus we need the money to move to a new place.  So, willing to accept decent offers.

Ideal for someone wanting to move to the country, and start to keep livestock.  It may sound expensive to some of you, but it is in the heart of the Peak District, Derbyshire, commuter belt for Sheffield/Manchester - believe me, this is not a high price for this area!!!
