Farm cottage to rent - Scottish Borders

We have a lovely semi detached farm cottage to let, double glazing, oil central heating + open fire place, new kitchen, bathroom, windows and doors in 2009, very quiet rural location, well behaved animals welcome.

We are looking for £400/month - we are subletting with our landlord's permission, but when it is occupied we have to give them £200/month from the rent - but are very much open to offers for the next 6 months to have the cottage occupied over the winter.

These may be the down sides, depending on how you view them:

a) there is no mobile phone signal
b) the broadband needs to come via satellite - all the hardware for this is already in place
c) we have a strict no smoking policy anywhere round the farm steading, so no standing outside the door for a smoke!

If I can make this work, here are some pictures (no problem to repaint the childrens' bedroom!):

how many bedrooms is it?

It is two bedrooms, both double, one is massive.

Four miles from the village of Yetholm, nearest town Kelso (13 miles) postcode TD5 8PY.

That's a beautiful area if anyone out there is considering.
registered soay, castlemilk moorit  and north ronaldsay sheep, pygmy goats, steinbacher geese, muscovy ducks, various hens, lots of visiting mallards, a naughty border collie, a puss and a couple of guinea pigs
