Tenancy agreements

Hi
didnt know where else to put this,
I have 3 acres of land that I rent for a bargain £250 a year.
The land owner wants me to write out an agreement.

He wants a clause that boundries should be kept secure and hedges tidy. And in return will give me 10 years on the land.
 Does anyone know of any templates, or do I just write out an agreement to that effect and we both sign it?

AGRICURLTURAL TENANCY CONTRACT  This document is a contract for the lease of the paddock belonging to........address in full...................... All previous contracts with other persons have expired or been discharged and the land is at present the unencumbered fee simple absolute in possession tenure and forms part of the estate of the afore mentioned house. In as much as the land is now free from prior tenancies.    It has now been agreed between the owners, subsequently to be referred to in this document as the lessors .........Lessorsfull name.............., that they will lease the property from.....date... for ......time frame(in years ).........for agricultural use only.    The lesse, .....your name.... of ....your full address...............has agreed to pay the annual consideration of ......£££££££.......... per annum payable in two halves in arrears,.££££££££££ payable on .....date....and the same amount due on .......date 6 months after.....   It has been agreed that the land will be used for animal and crop production (hay) and that the lessee will have total use of the paddock.At present the water supply is via an external tap It is intended to continue this practice  without any change to the terms and conditions of this contract.    The lessee has decided to keep pigs  and will supply their own animal arcs etc and provide new stock fencing to contain these animals   All hay and other side products from the land will belong to the lessee and it is their responsibility to keep the field secure and the fences to a reasonable standard once they have been made stock proof.   It has been agreed that an absolute right three months notice of cessation of this contract exists  on either side although it is not envisaged that this contingency will arise.    The lessee has agreed to put the land back, as far as reasonably  possible , into the same condition that they took it over     Lessors    sign  Lessee   sign you you can add or delete anything as necessary!
