Well we were supposed to be exchanging today and then moving to our dream smallholding on 1st August. But someone at the top of the chain forgot they had a second charge on their house (numpty) so now we've exchanged on our sale and basically we'll either be moving to the smallholding or be homeless in a weeks time  The only alternative was losing our buyers and the whole thing falling apart.

Since I first  about buying our smallholding in March / April we've been gazumped on one property and had a massive £ 98000 down valuation on the second so this was our third attempt at buying somewhere.

Everyone is saying all the right things about still completing on 1st but I think we need to stop being so nice about it and start putting some pressure on.

Sad to say but this is why we have never moved i have seen a lovely place with alot more land but the hassle put me off,we were very luckly when we bought our smallholding they had no chain and nor did we.

Wow, I can imagine your stress at the moment - its a crazy situation your in!?

I hope it all goes to the original plan and your all moved in where you want.

House moving is always a massive stress,  I hope it all goes to plan as I say, pretty sure it will as no-one wants to have it drawn out any more than it has too.

Oh I sympathise with you. Same happened to us. All ready to go (moving vans not booked fortunately, and no packing) but the Bank of the people we were buying off suddenly discovered they had a second charge on that property ( the SAME BANK!!!). All went pear shaped, our buyer held on for 3 months, but nothing moved. What we were offering did not cover charges  and couple were in dept, but bank did not want to repossess. ( This is having been gazumped on the previous property where we had offer accepted, plus other trials and tribulations...friends got bored of us saying BTW we are moving).

After we lost our buyer, nearly 9 months later the place we wantted to buy came back on the market. The owners had 'done a flit' and sold the kitchen ( the only part of the house renovated) and sold all the copper/water bits and the insulation in the partially complete loft conversion. We still tried to buy it but lost out to a developer.

However 18 months later we are in our pefect albeit slightly uninhabitable smallholding.(Unmortgagable by all high street lenders). SO don't give up hope. ( we rented for 2 months because of difference between sale date and the delays of buying this place).

We are away on 1st Aug ( well kids and I are, OH in place feeding pigs) but assuming that you do exchange and move, we should meet up for a celabratory drink in the salubrious waterhole that is Grantham ( not ventured out there yet).

thanks for all the empathy and support. Still no news apart from the fact that the top of the chain are bollocking their solicitor and everyone is doing all they can. They all seem to be still thinking 1st is possible but we've started looking at rented alternatives just in case.

Still stressed though and with a very short fuse at work - I'm usually quite easy going so it's freaking everyone out now they get to see my stressed angry side. My brother (RAF pilot) has just started his first 4 month tour in Afghanistan as well, which while it does put everything in perspective doesn't help with the stress / worry levels.

(and maybe you should consider some long baths with a bottle of wine and a good book to take your mind off everything for a short while....and not a 'looking after pigs/smallholdings/gardening book either). I miss baths....I have started fantasizing about the bathroom which has likely arrival of Christmas (6 months without a bath already and I realise how much of a 'switch off' a long soak was).

I hope that this place is not toooooo far from main line station?

Finally good news: contracts exchanged and we move on Monday 
6.2 acres in Lincolnshire, a small wood, haybarn, double garage, outbuilding with 9 stalls that used to be a piggery, paddocks with water and post and rail fencing and a static caravan.

The house, a 2 bed bungalow, needs abit of updating decoration wise but nothing major.

I'll be commuting from Peterborough or March station

I remember thinking when we moved in to our smallholding how am i going to fill our 6 acres? 5 years down the line we have 2 horses,(we did have 6 but scaled down),16 sheep,17 lambs all soon going to there new homes,150 chickens(most rescue battery hens),a few ducks,20 geese,3 border collies and a cat!
If your anything like me you will start off with a few and then like our chickens before you know it you have 150!
As i said before we were very luckly when we bought our smallholding there was no chain on either side,the horses moved in 5 weeks before we exchanged and we moved in a week before exchanging as they were moving aboard.
