Smallholding on north side of the Black Isle available on long lease (10 years).

Amazing position, open views to Cromarty Firth to the North East and low mountains across the firth to the North-West.

Wood-clad (inside and out) mobile home with double bedroom and small bunk bed room, which has been used for Airbnb, (can look it up for photos and comments) currently used by manager and owner, with log burner, new cooker and fridge, good shower room. Hydroclear waste water treatment system.  Planning application in for two bed house. 

6.1 hectares divided into four grazing areas with good fencing, a fenced off wild camping area, orchard and 0.5 acre vegetable plot ready for planting. Some lovely grey dry stone walling on north side of smallholding. LFASS grazing, species rich grassland, wild bird seed area and gorse removal part funded.  Duck pond, housing and enclosures for up to 50 hens (currently 47), with regular customers set up.

70 foot polytunnel. Feed shed for hen and pig food. Field shelter with concrete floor and gates currently used by 3 donkeys.

Open fronted wooden shelter with one third separated with gates and concrete floor for milking parlour and also housing an inside round trough, (which protects from icing over in winter) used by two cows (Ayrshire and beef shorthorn/highland cross and their calves) and one rare breed 30 month old Kerry heifer been running with Kerry bull.

Electrics set up to use with generator. Bore hole providing water to accommodation, and to field troughs/taps (buried two feet deep, insulated above ground). Hard standing area at entrance with secure 20 foot metal shipping container and large wooden shed for storing ground maintenance tools and electric fencing. 12 foot double gates to entrance and 200 metre track to gravel hardstanding by wooden cabin.

Arrangements with RHET for school visits and plans in place for bi-annual farm open days. Possible use or management of two adjacent smallholdings.

Don't listen to the money men - they know the price of everything and the value of nothing

Live in a cohousing community with small farm for our own use.  Dairy cows (rearing their own calves for beef), pigs, sheep for meat and fleece, ducks and hens for eggs, veg and fruit growing
