I drove past this cottage yesterday and saw it was for sale.

Right underneath Conic Hill and a 2 minute walk from Loch Lomondside (just North of Balmaha Hill for anybody who knows the area).



Stunning potential for anybody looking for a smallholding, and a cottage I've long admired from a distance (though judging from the close-ups, this may well be the best way to view it  ;D ). O/O £175K including just under 3 acres of land.

I think you are right Womble, it never fails to amaze me what people think their property is worth.

TBH Herdygirl, given the location, I'm surprised it's not priced at twice that. My gut feeling is that it will sell pretty quickly at that price, though I agree with you - house prices no longer have any connection to reality in the UK.

Tiny building plot in EX7 Devon £300,000 with shared drive hardly any garden on a main road.

Farmhouse requiring major renovation £990,000 about an acre

2 bed run down semi 7 metres off main road (rather noisey) with 8 acres £500,000

4 bed detached shared drive tiny garden main road £400,000

Agricultural land grade 1 is £10k an acre, woodland £7-£10k

My wife said last night when we finally retire  :thinking: we will move to Wales  :thumbsup:
We will be able to afford what we want in Wales

I'd have looked at it a few years ago but I need more than 3 acres by a long way, especially if it's grade 4..  Lovely area, but you'd want to put up a lot of secure fencing to keep out the walkers more than deer, Lomond is overrun with tourists who take right to roam a little to excess on occasion ;)

If it is within the are of the National park you will struggle to put up any agri buildings, probably no polytunnel or similar... I don't think it's meant for smallholders somehow... commuting distance to Glasgow?
