That makes the house £150K - maybe a bit too much when included with the land but not hugely out of the way and the location is stunning.  I bet they are just chancing their arm but I doubt they will get any takers in the current climate!

I would imagine on South Ronaldsay the land will be pretty excellent quality.  We so nearly moved to Orkney 4 years ago, on a contract farming arrangement, then we found out baby number 1 was on the way and I chickened out from moving that far from my mum.  I don't think OH has forgiven me yet.  Orkney was amazing, and when we've been there, it felt much less isolated than where we are now - on the Mainland, things we'd have to travel 2 hours for here were maximum of 40 minutes away.

That would be a great commune or retreat, reminds me of that programme when Ben Fogal  became famous, Tarantay or something........a bit too isolated for some one like me, I would worry.........a big house loads of outbuildings and land, its not too pricey in my opinion!

I loved Castaway, I had forgotten about that!  I am sure I heard that Ben Fogle tried to buy Taransay when it came up for sale afterwards but was outbid.

Well unless you have the required 600k under your pillow I doubt the banks will give you a decent mortgage deal. Single farm payment and stock only available by separate negotiation, so that needs to be added onto the price. Also what would the annual income be (in that location) from 180odd sheep and 40 cattle? Unless there is a second independent income stream I would have thought it incredibly difficult to make a decent living on that farm (after you paid out the monthly mortgage costs).

plus 5 sheds and courtyard.
my small (3 stable, concrete block and tin roof) barn was valued at £15k last month so i think the house is valued at £100k which is about average for that area.
i think im biased as id love somewhere like that, except i cant afford it  :roflanim: :roflanim:

I'd love it! My wife was born in Kirkwall and so I've paid a fair few visits to Orkney and given the choice there's nowhere I'd rather live. I grew up in Cornwall and so love the wild Atlantic weather and salt air and with passions for farming and archaeology where else could be better? Somehow we've ended up in the flat, featureless fens - where did it all go wrong?
