Hi Northernengine, there is one you should look up - I just did so before posting you - it is along the road from us by about half a mile and it is great.  It is in the Cullen Kilshaw website - it's listed at around £300,000 at Hyndeside Hill near Westruther in the Scottish Borders - you're half an hour from Edinburgh (south of), near Westruther village - excellent small school, my kids go and we're fussy fussy, lovely little village, also near Lauder, nearest village for shops etc.  It is on it's own, house is fairly small but it has a fantastic range of sheds and stables and kennels (was a cattery as I remember) so business opportunity and 16 acres.  It was up for sale last year and didn't go - the people who own it aren't wise enough in their advertising of it I think, not sure if there's anyone there although I see horses sometimes in the fields.  Lots of decent people live around here - my kids piano teacher would be your nearest neighbour and she's lovely.  Borders is a great safe area to live, the nearest secondary school is Earlston and there is a school bus (its about 7 miles away) and it has the highest academic record in the whole of the borders, very highly thought of.  Take a look and I wouldn't be put off by the house, the whole package of buildings and land is great and so is the general area.
Give us a visit if you take a look, we're about a mile down the main A697 road and we're called Dod Mill, everyone knows where it is.  Good luck.
registered soay, castlemilk moorit  and north ronaldsay sheep, pygmy goats, steinbacher geese, muscovy ducks, various hens, lots of visiting mallards, a naughty border collie, a puss and a couple of guinea pigs

5 mins Aberdeen Airport, on main bus route yet rural location, 40 acres, 5 bed house, lots of outbuildings (mainly in good ordeR) including granite steading, easily converted to extra dwellings or to a livery yard buisness, whole place properly fenced for either sheep/goats or horses  ) Not currently on the market as waiting till Spring! :)

Mine may come up for rent or sale in spring/summer 2013 - 10 acres of North Fife but it really depends on how pony sales and other plans go so I don't want to mislead anyone I'm just throwing in a possibility..

There's a 2 bed bungalow, adjoining garage, pole barn with partial extension (roof came down in the snowy winter 2010? and is now handling area!), 4 grazing paddocks, mature orchard, 4 veg beds, chook run, 80% electric fence refurbished fences, a lot of incomplete works and possibilities including loft/side extension (prelim drawings for the former), main road access for gate sales and a small existing egg customer list.  Excellent local vets (2 large animal practices and one smalls only), farrier, agri-feed/hay supplier that delivers, contractors etc.

Don't really know what I'm going to do - not enough income or physical capacity to maintain it all now and some things are a bit run down but it really depends how early 2013 goes before I decide.  I haven't had it valued recently but the last was in 2009 when it was put at £300k which isn't as much as I'd like so I may go for rental instead not least as I'm not sure what else I would do but I need a break from the work and responsibilities of animal/land care.
