Montacute Somerset 4 Acres for sale

Just over four acres either as a whole or in two lots, twenty thousand per acre, has development potential, rare opportunity to buy land here right on edge of village. Make wonderful smallholding, natural shelter, hedges, apple trees, well fenced with new drive in gateway and 50x50 feet hardstanding yard ready for a building or two. Selling as I live too far away to utilise it properly. Very quick sale required, sorry I cannot rent it out, need to buy somewhere nearer home!!

Montacute is a lovely old village, very quaint and olde worlde.  It has an excellent primary school, post office, hotels, saddlers, filling station etc. please pm if interested, Smiley Bucket :)

if you saw Montacute.... gorgeous honey hamstone place and good transport links via Yeovil not far. I dont think its far off £ wise, its just a reflection of the demand/supply.

no planning although i have talked to a land agent who told me it could be used for building affordable homes on sometime in the future.  I have no doubt it would be hard work gaining pp but this would be easier if the holding produced an agricultural wage.  I have a comprehensive business plan with financial details if anyone is seriously interested.

Congratulations - hope it all goes through fine.

Can't help thinking that it's a bit of a waste - £70k to graze a few ponies. They must have money to burn. And the land lost to producing local food. Hey ho.

It used to cost us over £1000pm for part livery for 2 horses in the SE of England:-O........on that basis the £70k might not be that bad an investment...:-O

On that basis thinking of eating/freezing all of the sheep and letting out the field and creating a two horse livery. In somerest nice field 2acres, running water due to a stream but ground not soggy, stable any offers?

 Tho bear in mind anyone thinking seriously about it; the £1000 for two was London prices and part livery not DIY so you'd have to look after them 5 days a week and include some bedding: also a livery would need PP and business rates and insurance etc if above board like our old one... but you might get away with 2 horses as a more casual arrangement if they were 'friends' or if if was on a farm.

Change of use might be needed from agric to horse amenity land tho many councils vary on their views (unless pulling ploughs horses arent agric but if they are just grazing then change of use often not needed). Better to keep the sheep and rotate them with the horses, then no prob with change of use and the grass will be good for both.

Oh and some yard owners say the biggest downside....dealing with horsey owners :-O))

Only kidding. Just had thrid lamb arrive today. Too much fun to give up and prospects of learning to spin our fleeces, rack of lamb and mutton chops later in the year.
