Just under 10 acres southfacing grazing land in 4 fenced paddocks with mains electric top wire, road access at 3-4 points including drive.  Home to a Highland pony stud for 17 years including stallion, youngstock and older ponies kept securely

Pole barn with lean to on 2 levels with gated pens for foaling/handling/management

Livestock handling/waiting/feeding area with mains water
40-50yo orchard with more recent additions including extended raised veg beds, soft fruit, currant bed, rhubarb, 8x6 garden shed (re-felted recently), greenhouse (door needs refitted)

Perth, Dundee, Falkland, St Andrews all within half hour drive.  Edinburgh under an hour. Stirling 1 hour.  Glasgow 1.5 hrs
Mainline train 6 miles away at Ladybank junction for lines from Edinburgh to Dundee-Aberdeen and Perth-Inverness.

Purchasers will be invited to take on one semiferal chicken (cream legbar blue egg laying hen that escaped when remaining stock were dispersed!) and 2 farm cats used to the main road, good hunters who will happily come in or live out as at present.  Can all be rehomed if necessary but it would be nice to leave them their home territory if possible.

Purchase of Highland broodmares/youngstock also available but other arrangements are underway!
Flexible re entry dates, not found next piece of ground yet but vacant possession will be given on completion of sale.  Lots of options here to build your dream, I just ran out of capital and need to refinance via equity due to self employment.

SFS..  Land now sprayed for ragwort/dockens etc and growing freely as only 2 ponies on one paddock of it!  Cat flap and back door handle repaired.  Raised veg garden planted up and growing.  Loads of blossom on soft fruit, stone fruit and apple/pear trees. Comes with 2 farm cats and one feral but laying cream legbar hen (blue eggs) if required!
