Hi everyone.  I have just registered with the site and I am in the process of buying a small parcel of rural land.  While finding a suitable and affordable piece of land was difficult, I am having even more difficulty in trying to establish just what I can or can not do (legally) with my land. The land I am buying was once part of a larger cropped field, which was subsequently sub divided and laid to grass.  Neighbouring parcels of land have a variety of wooden structures and one has a small fenced off enclosure used for growing a variety of crops. The local planning office website gives very little advice as to what activities I can undertake on the land, so I would be grateful for any advice members here could offer for someone just starting out on their smallholding journey.

No advice to offer just now -got a class of 25 six-year-olds arriving!

Hi and welcome Dave.
Depends on description of land on your 'deeds if they still call them that, have you used a solicitor for the purchase?
We had a similar situation nearby, but much smaller, only 7 lots on a rubbish field near the river.
Vendors wouldn't sell if you checked with local planning first.
No building supposed to be allowed, various people have tried and council put enforcement notices on them. but it appears someone has done a lot of work on one, lots of trees hiding a caravan.
