well we looked at another place today..in Carmathenshire

lets just say....... we loved it.... ticked all the boxes...we both had that feel instantly...infact H nearly had a tear...
the views where stunning, the next-door neighbour was lovely and had the same outlook as us...

...... the vendor was a dream ... loves the idea on what we want to do with the place, also said , if we do choose it and move there, he will offer any help he can with animals......he lives just down the road , really nice guy.....

me thinks we will be making some phone calls tomorrow  :fc:

we really hope so...... helen told me on the way..she wasn't sure what to expect, as the google earth images where not that good... i had a good feeling even before getting there.... helen said about 3 miles from the place.... this countryside looks stunning.... OMG when we saw the views from the place ... we where knocked out...then it just got better and better  :excited:.... i need to calm down dears  :roflanim:

i sent you a link.... its in a place  that is bloody hard to pronounce  :roflanim: but 6 miles away from Llandeilo

now!!!! you talk about weird happenings.... as you know, we where kayak fishing in the Gower the weekend...one lad looked up and said.... My Brother sells flooring , and is always looking for fitters to do the special stuff...we talked...he is sending me brothers number  :thumbsup:

i am trying not to get carried away.... but we all know that feeling when something just feels sooooooooo right

something that felt a bit weird..was!!!! i think the guy who is selling , is actually looking for someone who will fit into the community... i may be wrong... but there was a few questions about shooting etc etc ..that seemed to please him

like i said..what will be , will be....... without doubt..ile keep you all informed   :excited:

Carmarthenshire seems to be the place to be, we came to settle here by acccident - fate perhaps.  It's lovely having a big smallholding community around!

its great knowing that so many people will be around,
we have many friends in the area too.... now talk about weird happenings .. the vendors son lives 3 miles from me down here...also when we started talking to the neighbour... he was telling us , how he spent his childhood down in devon with his gran..it only worked out to be the same place as the vendors son ..... as you can imagine, that started a conversation  :roflanim:

the neighbours where lovely...really friendly, with a great sense of humour .

this may happen or it may not..i am really trying to hold back with the feelings...... there is lots of work without doubt... and i am trying to think with my head and not my heart .....heart seems to be winning though  :roflanim:

the last 12 months have been awful, what with mum and my little sister, work has been up and down like a yoyo..there have been times when i have even rolled a ciggy using the dog ends...yep we had hit rock bottom...

we have a chance now, to start climbing out of the hole...the dream we almost gave up on , is still possible ...
living in a static caravan for a year or two will be a breeze....if its a mean to a end..

this is the 1st time we have felt alive again in ages.... I know these words are coming from my heart... by my head is agreeing, and head wants this to work as much as heart

about 5 acres, plus the option to buy more.. as to, what will i be doing with it.. :thinking:

couple of sheep things, a few piggy type things, chooks for eggs and meat, ducks for eggs and meat, some goat type things for milk and meat.... a few quails..eggs and meat...small orchard, veg plot, with polly tunnel ....

i want some rare breeds of some description.... i would like to try turkeys ... just a few to start with, plus a soft fruit patch.... maybe a few xmas trees .... and !!!!! if in time i can get the permission..... a holiday let that will be disable friendly....  :thumbsup:

Just had another look at the link John. Lovely location, we viewed a place there but it turned out that they had already accepted an offer on it that morning.

making a few enquiries about a small mortgage ..... one needs to get everything in order 1st  :roflanim:
I wish my life was simple instead of me being simple  :roflanim:

the buyer for mums house pulled out..didn't need that, but its only a hitch..another one will come along... must think positive.... i have let the vendor know of our interest and kept him onformed of our situation and he is happy on that score, even to the point of offering to take it off the market for 4 months..... i don't want to go down that route....as ive said, what will be ....if its really meant to be ours ..it will

People have said to me, that they know when they have found the right place - and I think that may be true. After the hassle of having to sell the farm due to family members deciding they could get more from Joe Public that us  (they didn't as it happened!) we had to watch out dream be sold for a pittance. 
We decided to downsize and go for a small cottage.  Nothing we viewed inspired me - maybe due to not wanting to live anywhere else but the farm.  I had always looked across the valley to the other hillside, and said what lovely houses - often had a drive along the lane.  Then browsing estate agents listings came across a tiny cottage on the very hillside.  Viewed it, and it had the right feel, and although will never, ever make up for the farm - at least it is somewhere I can live (will tell you if my gut feeling was right when we move in at weekend!)

I guess i can look at a place and see past, what i'm actually looking at.... this was totally different... i did like the last one... but the neighbour, even though he came across as being nice....gave me a niggling feeling, and i know i have said in other posts, that i could sort of turn away from them , just give the occasional wave..but thats not the way i want to live......

instantly these neighbours where people who have taken country living to their heart , and that 1st impression was a good feeling...

that goes without saying MGM..... its one of my biggest aims....
as i have said before my sister has cerebal palsy, on more than one occasion, i have seen how animals can get a response to certain people.... also all the pathways , entrances , showers etc etc will be wheelchair friendly

Sounds great, and I agree you need more land to do all that - but then I think the one rule is buy as much as you can get when you move in, later on it will always be harder and cost more to add to what you have and any excess can always be let out :)  I've 10 and wish I still had the extra 20 I used to lease or even just a few more attached or within walking distance of where I am.

Have read this thread with interest as we live very close. Hope it comes to fruition for you.

However I would just add that if you are going to be reliant on earning an income in the area; it is a fairly 'low wage' area and the ability to speak Welsh would be a distinct advantage.

Not totally reliant... but a couple of days a week will make life easier...if i need to travel, then so be it...still be a lovely place to drive home too.... I also want to start another little business that will provide a little income, but more about that later....

spoke to the farmer last night, he did tell us , as did rural scene, that there was another viewing,yesterday,  lets just say, he would prefer us to have it as we would fit in, ( his words ) he also said if we struggle to find the money for the land, he would keep hold of it (take it off the market) for 12 months, and we could still use it...

I know he has been ill and is down sizing, yet at the same time , wants to stay active..
he also said he would teach me all about sheep :thumbsup: and get us started

I do agree with you Henchard, its always good to speak a little of the language, even though half my welsh friends don't  :D not even the farmer  :roflanim: but i always believe, if you treat people right, what ever their origin, they will treat you right...and its always fun learning something new

I get the distinct feeling, we arn't just buying a smallholding, but a way into a community

Good luck this sounds like its the one,  chase it hard.  7 years ago we had that moment where you know your looking at the right place.  We worked damn hard to get it, lost it, but 3 months later it came back to us.

The last 7 years have been tough, so much to do.  This week I'm off work, to spend time on jobs,  at the end of day 2 I sit here absolutely exhausted, but with 90 percent of a new roof on the garage.  I have a huge grin on my face as I sit and look out at our little piece of the world.  We will never own it we are just it's keepers for a short time,  but it great to do so many positive things.

One good thing is new places now have to be so much more geared up, we recently got PP to renovate and extend a lot a wee ruined cottage at our place and we had decided on single storey anyway, but was impressed by all the requirements for wheelchair accessible ramp from parking, corridors, bathrooms etc, it also makes sense for if dependants live there who have mobility issues. I think it's great, will cost more but if building new it makes sense. Not that we have the €€ to do it at the moment but at least it will increase the accessible stock when we do (and we may do holiday lets too !)

I can't remember who we tried when looking for a self build mortgage, not that it would be relevant now, that was about 5 years ago - I do remember there being a table of mortgage lenders in the back of Homebuilding and Renovating Magazine - I just sat down and phoned all of them until someone said yes!

The Ecology BS might be a good move if you're doing a bit of eco stuff in the renovation, and we are with Leeds BS, who were surprisingly amenable to a self build mortgage at the time, so much so that we went back to them when we bought this place...

Forgive me if this is not new info for you but curiosity got the better of me:

Work out the exact cost of the bridging loan - yes, the rates are high, but if it is only for a short time the actual amount may be relatively low.

Oh good  :trophy: I do hope you have better luck with these lot, they are all specialist lenders although even they were tightening the belts as the recession hit, hence we didn't self build, but I have spoken to Buildstore since and they were pretty good.

i wan't to be the optimistic one..... but we all know how those pockets of bad luck tends to find there way in....

for instance..ive been waiting for a nice cheque from one of my customers.... to pay my basic bills.... he has gone away for two weeks in the sun  :rant:

good news  :thumbsup:

bad news..had a call from helen whilst at work.... she said this morning Alex (my stepson) didn't come home last night... i replied..he is 20 ..there are females around .... turns out he came off his bike and smashed his shoulder and face in..stitches to the forehead and looks a right mess....

it seems for every bit of good news..there is a come down ...at least no bones are broken

The first time I fell on my backside off a bike, my Dad just said - 'you're not a true biker until you've crashed'.   At least Alex hasn't got any lasting damage, just a bit of pain, so he should learn a thing or two from that.
 
It's just a blip in your progress.   I'm enjoying following this.

Great news about the offer. As fleecewife has said the accident seems just about par for the course for a biker. He sounds a bit beaten about but hopefully not too badly affected. I expect his pride will be sorely dented though.

not as straight forward as it seems....  he may of been hit by a car... the mountain bike is wrecked...
alex can't remember a thing..all he says is..he left work at 11pm started riding home, and woke up in hospital

I think not remembering is quite common after an accident. Certainly after my car accident I wasn't aware of anything until I woke up in hospital. Whatever happened in the gap never came to me afterwards either. The for brigade, who cut me out of my car, were able to give me a lot of information but that part of my memory never returned. They do say its a safety effect so that you don't have nightmares over it.


Hopefully it won't affect his memory any more than that.   :fc:

Ah - a bicycle crash  :idea:   I thought you meant a motorbike.   
 
I hope they find the car involved and I hope he doesn't have a head injury.  Some bits of memory should come back, such as part of the ride home, but hopefully not the crash itself.   
 
It always puzzles and infuriates me that we seem to accept the huge accident rate on our roads as par for the course.

 :thumbsup:  for the house and at least Alex has only small injuries thanks to his helmet, my husband cycles all the time and I do worry, he has had one or 2 minor accidents and its a concern....hope he heals super super quick and never comes off again :wave:
