Title: Cottage and one third of an acre

Our cash buyer has decided the cottage is not big enough, so we now need to sell urgently to fund us buying the farm. We are up against other buyers now, and would hate the farm to go out of the family. 

Pleasantly situated on edge of quarrying village, 5 minutes drive from spa town of Buxton, Derbyshire.  Mid terraced, one of 4 stone cottages.  Has sitting room with red brick fireplace, and nice wooden mantel, fitted for wood stove, which we will provide if required.  Unfitted dining kitchen - we had free standing cupboards and sideboards - feature fireplace, housing Rayburn (mains gas) providing constant hot water, cooking and heating.  Two bedrooms, bathroom, large loft which could convert to third bedroom and an ensuite.  Useful cellar.  Small front garden, parking at rear for two cars.

Backs on to fields, one of which is the small paddock which will go with the house.  Gate with road frontage, wooden goat shed, on concrete base.  I used this land for goats, poultry and veg growing until we got more animals!! 
Rural location, but hourly bus service to Buxton, and Manchester airport, so great for going on holiday - just hop on the bus up the road!!  Great for walkers, mountain bikers, caving, climbing, even a glider club nearby.
Been empty for three years, so some cosmetic updating required - we would either decorate or reduce the price accordingly to allow buyer to do this.

No chain, quick sale wanted, so cash buyers preferred  £175,000  (which is good value for Peak District, with the land, too!)

May allow buyer early access to decorate etc. if that would help

Thank You - I have had lots of offers from people wanting to rent.  Sadly, mortgages are hard to get nowadays, so renting is the only option for a lot of people.  Had I not needed the money to buy somewhere, I would happily rent the cottage.

Win the lottery, Hattie - hey, you never know!!

Bumped this up again cos farm has been reduced, and now have lots of people suddenly wanting it cos its cheap!!  I may have to face the fact I am going to lose the chance if my cottage does not sell.  Really want to sell now, as do not want it standing empty. 

As I said, will drop a little off the price, due to decorating requirements etc.  It is well below the price it was valued at, but priced for quick sale.

Subject to vetting, would let buyer move in before completion, to enable them to do what work they wanted etc.  Seems silly for it to carry on standing empty.

I must repeat again, I cannot rent it (had lots of people asking).....I need the capital to buy the farm (or somewhere else)

Can give you the postcode and you can street google the cottage, gives you an idea of the place, and the land etc.
