Title: Renting land to build and then move the build

Hi all I'm new here.
 Hoping to get a bit of advice.

I'm looking local to rent land/ small patch/yard to build a small shipping container house and then move it once we buy land. Be upto a 1 year for rent.
We would need to stay on the land to finish it quick. We have a converted horse box truck. So it's mobile as will be the structure we are building.

My question is- can we do this on rented land? If it's farm land or yard? Possibly as a guidian of the land? Is it up to the land owner as we would be there temporarily?
I'm aware if the 28 day rule on motor homes, just wondered what the cross over is , if a NON PERMANT STRUCTURE  is being built and then moved off the land.

I know someone who had land where we need to be but would like to approach then with all the info and I'm uncertain of this particular bit.

Simple answer - you cannot legally build any sort of structure to live in on any land without permission - be it yours, someone else's, farmland or yard. Putting a house on land constitutes a change of use and for that you need planning. You will not get permission to put a house/caravan/shipping container or any other sort of proposed habitation on just any land merely because you own it. The reasoning being that if this were possible then our green and pleasant land would soon look like some haphazard shanty town.


Under the 28 day rule you could certainly build it, if you could do it in that time. But then you would have to move it somewhere else every 28 days onto a fresh piece of land. So it is not likely to be feasible.

you're not planning to live in the shipping container house until its moved to your own land are you? so the 28 day rule doesnt seem to be a problem as long as you can move the converted horse box to a different site every month.
Assuming I have that right I dont see a problem with you constructing your container house as long as you dont live in it.
If I had the land I wouldnt have a problem with you doing that but it a year seems a bit short to find your own land and get planning permission for the container house and move it - that would be my concern.

As an owner of a smallholding there is no way I would engage in such an agreement ……  have been asked if we would allow someone in a Yurt to say here …..  no!
 It may be portable and may or may not need planning (I'll leave that to others more in the know) but what guarantee have I got that the 'mobile' home will be moved when agreed?
 I have 2 friends who made the mistake of allowing their house to have renters in for ' a couple of months' 2 years later after a court case they managed to move into their own house …

Can I suggest you buy your land …..  achieve planning for dwelling(if possible)…...  then build your 'cabin'. Why the other way round?
