Title: Not yet a smallholder

Hello! I have just joined the site :)
I have for as long as I remember wanted a smallholding.I live in south Wales between Swansea and Carmarthenshire, with the husband, 2 kids, 2 dogs, cat and chickens.
My dream is to have a campsite, stabling, chickens,goats  (for milk and cheese) and some alpacas for fibre and an orchard (maybe a vineyard if I can work out how to make wine rather than acetone  :yuck: )
I have seen some properties but I'm at a loss as to how it works, do you get a domestic mortgage or a business loan??
I have tons of questions but I don't know what I need to be asking...if you know what I mean!!
Any pointers or tips would be gratefully received :)

Welcome to TAS from an incredibly mild Somerset. :wave:

 I think it would be useful for you to read the diary on this site - from the beginning. That is what i did and and gave me many useful insights and helped me to decide whether smallholding was the right thing to do.

Welcome. We got our holding last year and got a normal mortgage albeit from a company that accepts AOC.

We got a domestic mortgage for our place, but we were advised by the mortgage broker chap that it'd be better if we found somewhere with a house and land, but with no serious commercial buildings - livestock sheds etc. He thought that a horse field shelter or something of that order would be ok...

anyway, we followed his advice and found somewhere with no buildings at all. Then did the permitted development thing once we moved in, and built a barn.
