Title: Permission needed to rebuild a ruin in National Park?

Hi all - does anyone know if planning permission would be needed to rebuild and put a roof on a derelict dwelling so that it can be used as a livestock shelter if it is currently not much more than a few feet high and has been unoccupied for decades. The building is on farm land with no other buildings & in a National Park. Thanks  :wave:

The fact it is in a National Park dictates you will need to go through a long tedious process of decision making and permissions covering everything including choice of building and roofing materials. :(

Oooh yeah!!!  ::)

And don't imagine for a moment that those decision makers are remotely interested in whether the care and attention you lavish on the building to bring it back into use will prolong its life, improve its look or contribute to the beautification of the surroundings or anything like that.

What is the ethos of the national parks.  The block of land I mentioned earlier today is inside one

Yes you would need permission. Either permission to reinstate if you did it as a dwelling, or change of use if you wanted to use it for agricultural purposes. However if it's the latter I would just stick a tin roof on it as it's possible no one will be bothered unless you are looking like you are reinstating as a dwelling (it will be deemed abandoned for that so although it having been a house before will help for PP as dwelling it won't be counted as one ATM)

If more than 2m high of the walls still exist for most the circumference - as far as I know you will need no planning as its purely repair work to an existing building.


If you are 'repairing' a building you can use any materials you like (within reason) - once you goto planning you will have to 'fit' in with what they think a building should look like.

If it effectively just the footprint of the building left then you will need planning as it will be a rebuild - to rebuild a barn you will have to prove you need a barn (under 28 days agri planning) - and dont use the word animal shelter - use the word 'food and tool storage'

If you plan to rebuild as a dwelling you will need full planning for everything, building, drainage, access etc etc




Whats the story - is the building surrounded by land you own?  Is it a small parcel of land with a barn in the middle surrounded by other farms?

Hard to tell without more details.
