Afternoon ladies and gents
I am looking for equestrian property or a property with land that I can apply for planning permission to build my own stables. Have looked at all the usual estate agents (smithsgore, savills, uklandandfarm, countrylife, ruralscene etc)
Im looking for 2 / 3 bedrooms house with a minimum of 3 acres, would consider something in need of upgrading / modernizing as long as the building is sound.
Ideally looking for property in fife but would consider other areas (work offshore so commute isnt really an issue) I have a budget of £250,000 if you know of anything please let me know

I don't know if the location would be ok, but there's a new one on Gumtree Aberdeenshire.
Detached 4 bed with 4 acres of land, offers over £249950. Between Peterhead and Fraserburgh.
Might be worth a look....

You might want to look at McCrae & McCrae - they specialise in the cheaper equestrian-suitable properties in areas such as Saline and the former coalmining parts of West Fife but also further afield. Some are lovely areas, others not so lovely but most are convenient to the central belt commute and show venues and less attractive to the posh horsey set because they need work or haven't nice views or are near a road or the land isn't fenced in nice post and rail but needs redone from barb around rashes etc.. Good investment if you are prepared to do the work and last I looked they had a couple of places over Dollar way that had planning for stables, commercial or private, but they definitely offer advice on planning for such projects too anyway.. Rod McCrae is very helpful and also does searches for your property wishes among farmers he knows are considering but not actively marketing land/farms etc.
