So its 8.15am on a Sunday farmer turns up and says "so ya said ya wanted me field then boy"
"I I do I" "how much the want then ? I'll just get me wallet"
Now it's 5.15 acres hedged but not fenced, very flat, good soil, land locked with a right of way, no water on site.
I own the land next to it, I own the right of way, I have power and water = not much use to anyone else.
Oh and its in an area of natural beauty, so if you want a greenhouse you need pp
So come on then try and guess, we are just outside Dawlish, Devon
-
Andy, I can't guess but am dying to know how much
-
25k?
-
55k
-
i was going to say £25k minimum. average acreage is £4k an acre but you have a premium for the first few, then he has to get solicitor to re-draw the boundaries (for my house's boundaries to be redrawn its £800 whether land alone is cheaper, i dont know) then theres solicitors selling fees on top.
plus its worth more to you so id say £35k min. i wouldnt sell it cheap at all.
-
:excited: nice one andy..ile guess at ......................................£42K is that going towards star cross or tuther way
average down here is about £7.5K an acre
-
I don't know, but I'm hoping the smiley in the subject line means it's an amount you're happy with ;)
-
35K? But if its no use to anyone else maybe 30K?
-
I would think about 50k
-
If he is a typical shrewd farmer as its of use to you and he knows you want it and it would add value to what you already have I would say pushing the 100k mark with a stipulation that you have to fence and boundaries bordering his land. Realistically its value is probably around £7.5-12k per acre at most.
-
First of all well done :excited: bet you are over the moon
Land here is not far off £10000 never undstood why everything is so expensive round here
-
Don't know about Devon but flat good quality land goes for premium even without water up here, independent sale probably £10k/acre minimum as small lots go for more than big ones due to the "horsey market" and desperation. Something attached to your existing area ie a premium value to you, a canny farmer will double it because someone else might go somewhere else, you can't, it's the obvious want/need driving you as purchaser, part to have it part to avoid someone else traipsing over the right of way to it every day doing whatever they do, riding, dogs, kids, bikes, motorbikes, quads, stock that will upset yours in some way, damage potential, noise potential..
5.5 acres of it, probably worth £25-30k, market value £50-60k, expect him to look to you personally for anything up to or over £100k and take it if you possibly can. And if he's looking for £25k or less, rip his arm off and pay the fees for him as luck money ;)
-
We are not too far from you  .
In 2004 the price here for a very similar field was £7.5k per acre. at auction. The private price (sealed bids) was nearly double. Nowadays small fields like that are like gold dust ::) ::) . Anything under £50k and you have an absolute bargain, even at £75k you are not doing badly. Good luck and snap it up if you can
-
Just checked your location. Very confusing ??? .
-
Where I am I would expect to pay around £12k an acre if it is good land so that would make it about £62k. If you got it for a lot less well done, get the paper work done quick before he changes his mind ;D
-
Haven't a clue  I'll guessnin the middle range of everyone else at £35k
-
For goodness sake don't keep us in suspense. I'm going for £30K
-
suspense is killing me too!
-
£43,700
-
Dawlish - isn't that where the railway line is practically in the sea?
I'd've thought land prices would be fairly high around there... 65K
-
He's not going to tell us is he! :huff:
-
I think he's teasing us!!!
-
I say £35K but from the tone of your original post I suspect you got an unbelievable deal and so I am saying £15K!!!
-
oh go on I'll have a go- as i'm fairly local to you i should have an advantage but all i'm really basing it on is what land round here goes for. I'm guessing £46,750 but suspect like others its either a fraction of that ( or massively more and into 3 figures)
-
well had my guess then trawled whole thread for the answer ... so where is it???
(my guess was 7 - 8 K an acre)
-
I guess after reading all the values we've suggested someone has raced off to drag the farmer down to the nearest law firm before he changes his mind..

Which is what I should have done :-\ . After agreeing a price with me the farmer (now my neighbour) took another offer before the papers were signed >:( >:( . Then the bloke applied to put 100 caravans on it :o which caused uproar in the village.
-
well how fab I'm glad it got you all excited, me too,
just to add yes we are nearly in starcross and yes we are 1/2 mile to the sea, and yes flat agri land is usually about 12k an acre but not when its land locked by my land and others.
is it time to tell you ????
Here goes, oh and yes the typing is correct,
£400,000
So I said "what you actually used your fuel to drive here and tell me that "
and people say farmers are greedy really I wonder why
-
:o
-
he's having a giraffe!!!
-
...it's a starting point for negotiation!
-
He cannot be serious!! :o
-
Is there a hidden underground Dr Evil mansion that he overlooked to mention?
Or massive gold reserves?
If not, then I'm impressed you were so restrained....:-DD
-
Well we all had it wrong then didn't we! What does he think you're going to do with it to make a price like that viable? ::)
-
I was really really hoping you were going to surprise us with a tale of enviable good fortune............I hadn't imagined a tale of unimaginable gluttony.... ::)
-
if it had planning permission for 10 houses then it would be worth that if not more.
id try a counter bid though. im sure he must think you are daft or very rich. or just trying his luck.
you could get a nice place for that money.
bit of a shock :o :o :o
-
we would actually pay 80 for it.
the house at the back of us is for sale Mamhead house, with strut & parker £8m and the house next door for 565 no garden
-
Snatch his hand off..... :roflanim: :roflanim: :roflanim:

Is that £80 or £80K? Try making him an offer. Surely he'll realise he can't do anything with it.
-
and there was me thinking the 20 acres for sale on the way into Exmouth was Dear at £400,000 :roflanim:
me thinks he has been drinking to much Scrumpy :roflanim: :roflanim:
I know prices are getting silly down here , but thats plain stupid ......
-
Checked out mamhead house.........WOW
Who lives in a house like that?
-

Well actually no one they moved back to Exeter, didn't like the locals apparently (I understand)
-
So then how much is :farmer: grade 1 agricultural land by you ?
Here in Devon :sunshine: it seems its between 20-80K an acre dependant on how much scrumpy they had
-
Bought our whole smallholding with house and holiday let for that!!!! Not even worth that with planning permission on it! I'd be tempted to put up a for sale notice .... with price and name of owner ..... see what comments you get from locals.
-

Perhaps thats how he got to his asking price - what is £8,000,000 divided by 164 :roflanim:
-
Fracking! There's obviously oil under there
By the way, does anyone remeber the Clampits?
-
Checked out mamhead house.........WOW
Who lives in a house like that?
Probably a Russian oligarch - they seem to be snapping up all the properties like that around here!
I expect your farmer will get 400,000 for the land from the new owner of the house? Or that's what he's aiming towards....ridiculous. Did you laugh? (After you had picked yourself off the floor that is)
-
I'm so angry, I was telling someone about it today and I was shaking, we so want that land.
Mamhead is a snip at 8m as it was up for 11 and apparently they spent 4 on it.
We are happy with our 2 static caravans(£1500), log burner(£300), band A council tax(£900) and no mortgage (£0000) :excited:  :sunshine: a few acres, a little income, dog, 29 chooks and a barn with PP that'll do for now.
-
A colleague of mine paid well over the odds for a field because it squared off his land but he paid something like double, not 10 times the worth!
Shame land isn't that price, I'd be sitting on a goldmine!
-
Phew!! Did he really think........surely not!! Round here, around £8-£10,000 acrea, but small 2 acre paddocks going for £40,000 plus for horse owners. Now, we have 10 acres, with what is considered one of the best views going - wonder if someone will give me such a good price :roflanim: :roflanim:
