Hi,
 I, my partner and young lad live in Rutland bordering Lincolnshire. We are looking at purchasing a 3.6 acre piece of land(in Rutland) with mains water supply, It is on a main road and is adjacent to a filling station(now a hand car wash) 2 bungalows and some industrial units including a bus depot. So it is also very close to single and 3 phase power. We hope to start a smallholding there including growing vegetables for our own consumption and also to sell and keeping livestock, possibly sheep or goats and chickens. We would of course love to build a dwelling on the land but know this is not straight forward and is something for future thought as we live in a rented house less than a mile away.

My main concern before putting an offer in on the land is getting permission to build a barn/workshop to keep and work on my vintage Ferguson tractor, implements and equipment in. i'm hoping something along the lines of 7 x 10 metres and maybe 8-10 metres high.

After a phone call I have emailed Rutland planning explaining what i plan to do and asking how likely it is we would get permission and will hopefully hear back very soon.(not holding my breath)

I do have one question and hope someone on here can help... I have read loads about the process of getting permission to run a smallholding business and understand the most of it i think but i am wondering if running a farm machinary(more vintage than modern) repair and restoration business from a building on the land would be classed as agricultural or some kind of industrial? And if it is agricultural is it worth using it as a reason for needing a workshop on the land? I currently restore and repair classic VW's and American classic cars as a day job.
