Hello,
We are Graeme and Fiona :wave: and we are just in the final stages of purchasing a nice u-shaped steading at Cawdor (Nairnshire), which has about 10.5 acres attached.
Currently its all pasture and quite well fenced, there is also a wood , some young trees and a bit of river! all on the flat apart from a bit of a downhill slope towards the end.
Lots of space for us and we are natives of inverness but been living and working away for 20yrs, now we are home we are going to pursue the dream life. I work locally so my smallholding time will have to be confined to nights / weekends / days off but Fiona will be there full time for at least 4 months then we will btw be in work.
Steading is nicely converted for the house bit, the other "leg" of the U shape and the base are well roofed but unconverted inside. Previous occupants had plans for 2 holiday lets but we are just going to use it for us ( I am planning the worlds biggest garage though)!
Huge lists of questions about livestock / poultry, managing the land / polytunnels / tractors / quads/ topping and all of that good stuff.

We have 40 acres....but it's prob too much! 10 sounds ideal to me- you wont be quite such a slave to the land but theres plenty to do all you want to.

So sorry, didn't see this query before today. Don't know of any donkey breeders around here - maybe you could check with the local vet practices to see if they have any suitable clients. We use Moray Coast Vets - they have branches in Nairn, Forres, Lossie and Balloch - if anyone knows about any donkeys in the locale it would be them.
