Yep, that's my impression, too. If they call it "equestrian" rather than smallholding, that makes it 20% more expensive. And it's an "exclusive farm development", that's another 20% on top just for the word exclusive... I know who's excluded - folks like me! ;D

NOt sure if its that one but theres been one for sale there for ages, it belonged to the owner of the sire of one of our labs.
Maybe it will shift quicker now, I am amazed at how quick some normal houses go in this area, mind you they have to be priced right!!!!

The 'equestrian' thing can sometimes work in our favour too. Our place was marketed as equestrian, but it was such a tip, all the well-to-do horsey folks who came to look turned their noses up at it, which pretty much only left us in the race! ;D

When I was auditing an estate agent a while ago I was told 'every property will sell if it's priced right' That's why soem houses sell easily and others take months or years.
It's surprising the knowledge you pick up as an auditor! ;D People spill their secrets - to try to win you over I think! ;)

Yes, but that is the whole point. Post codes define prices. As does Estate Agent terminology - as soon as the word 'horse' is mentioned in a schedule and put on lien, the spiders(human or otherwise) will find it and repost to horsey forums.

Don't get me started on that! :-\ My pet hate words - equestrian (I have nothing against horses - but does it always have to be elevated to an "equestrian" property?); "life style farming" - yes, farming is a life style...; and "benefits from", particularly applied to horrible stuff like electric heating (no, my house does not benefit from the bl**dy electric heating, storage or otherwise, that's in it!!!).

Once had a load of house details when I was looking to move. Only one sounded suitable - in fact it sounded perfect. Looked at the address. Oops. It was the one I was selling.
