Yes, but you would be surprised what it may be got for. Been at the Wilsons sales and some property is exceptional value.
I will be at this sale so will post up what it makes if anyone is interested.
I think £75K will buy it, if not less.

Possibility of building a home - 0-1% or it would be way more - but I could be wrong and actually hope I am.

I WANT IT!

Exactly in my search area and within price range and I don't care about planning, it would take all my animals and let me sell my holding - but tonight :o I can't get up there today to see and no time to find out if there are cons eg rights of way and who might be using the land when I'm not about given I have breeding stock and stallion to consider...

Help, what do I do? What is the timescale for completion after auction and if solicitors find something impossible to handle can you get out or is it absolute commitment to buy no matter if there's a  major problem?

For auctions usually you have to have a 10% deposit ready to hand over that day, and the balance usually within 28days.  So long as you can look at it before the auction date you'll be fine but you could ask a friend to do it for you, and there should be a property pack ready for it anyway with full legal details of access and egress.

I am here at the sale, (i-phone).......yes its a legal and binding commitment once the hammer falls and your hand is up!... (providing it has met the vendors reserve).
Some properties are making good money, some very reasonable.... it all depends on location/location/location !
Will post price this makes when finished... about 20:30 when this lot goes under the hammer....
You must have paid a deposit to get a bidders number/provide bank account and solicitor details....
or be an account holder with Wilsons.

Well I tried my best given I didn't have time to view it or double check financial situation, but someone was very determined and I couldn't go to what I might have if I was more certain of my position :(

It went at £64k or thereabouts from what I could make out - I was hyperventilating on the end of a phone having spent half the day trying to arrange online bidding and my laptop refusing to install MS Silverlight at the end of it all then having to start over asking for phone bids :o

I don't do stress well so it's probably as well I didn't win but I am really really disappointed  :-\  I guess I have to stick with plan C and sell ponies til I can sell this place and bank the money ready to buy with cash ::)  If I ever get to that ::)

Part of me wanted to bid to £70k just to get somewhere for my animals but I apparently have a small scared sensible bit in charge at the moment of truth :o

It wasn't meant for you, Elleid.  The right place will come up fro you.  And now you know there are sources other than estate agents you may spot something else that will suit you as well as or better than that place.  If you talk to Wilsons they may be able to let you know when anything else comes into tehir hands to auction.

I found out a lot about it in a short time but yes, without the time to view, check finances etc and price perimeter fencing of at least 2 areas, it was too risky given about 50% is marked in the flood zone according to SEPA and Google and other maps show it all as marshy tho the pics look idyllic for ponies and sheep.. 

There were also clauses in the deeds about fencing commitments not fulfilled by the vendor that I'd have had to take on, a clawback and permission arrangement for any permanent building, even barns, and with questions unanswered I had to err on the cautious side and not go wild and go broke trying to achieve the purchase, live, move and sell all in a month ::)

When the bidding started around £40k and having found out it had been unsold at a previous auction, I had hopes, but as you say, just not for me  :-\

reasonable land is around the £3000-£6000 per acre  my feeling is there is something just not rite even if there is no chance of planning

£64750 final price. Add fees and costs of cica £2800 on top of that.
A good auction tonight, property WILL be cheaper !
I ended up with one small commercial unit, in a pretty OK area that when facelifted will bring in a nice little rental income before moving it on again.
There is better land parcels on sale than that one, and many more distressed sales that one can pick up without auction houses being involved.

You are obviously an expert on this but rest of us aren't so where do you find these distressed sales?
