Due to hubby's work, we are looking to relocate, so have put Yew tree Cottage up for sale. It is a registered smallholding with just under 3 acres of land. The house is lovely with very adaptable accomodation. The guest bedroom is completely separate to the other 3 so could be used for B&B. The huge conservatory is just a joy - stunning views down the valley. and underfloor heating so you can stay all cosy in the winter and still enjoy the amazing views - we live in the conservatory!

The land consists of 2 garden areas which are fairly flat - the garden in front of the house slopes very gently. Lots of scope for vegetable plots, chickens etc. Currently the chickens are in an area of about 1/4 acre behind the sheds/summerhouse, but this is ideally suited to pigs which we were going to get if we weren't moving.

The paddock is sloping, but not a problem for our badger face welsh mountain sheep! We have separated it to make a small 'maintenance' paddock where we feed them and check them over.

There is a large double garage with power and light, 2 garden sheds with power and light and a summer house with power and light where I have been running my chicken keeping courses. There is also a small polytunnel and raised bed area.

We would probably move on to rented accomodation in the first instance so would be open to offers from serious buyers with no chain. Animal housing (pig ark & chicken coops) could be negotiated, as could the livestock (Sheep & chickens - bees will be moving to a friends orchard).

The land is surrounded by woodland - within our perimeter we have we have a walnut tree, damson trees, sloes, cherries, crab apples, and we have planted a small orchard of apples, pears and plums. The local area is great - I will really miss it - a haven for walkers, twitchers (we have the very rare honey buzzard nesting locally), canoeists love the River Wye, and the Forest of Dean is 5 minutes away. Ross On Wye is a thriving Market Town with regular farmers markets every week, and lots of lovely independent traders. there is an excellent abbattoir 10 minutes away, a lovely local feed merchants, and excellent schools.

If we had the money, we would be in there like a shot. What a lovely house.

Good luck selling it...............just noticed that it's too late to put a pound on the lottery tonight but the Euro and Saturday ones are on soon.

Where are you relocating to?
Hubby now has a full time job in Hay-on-Wye, so we're looking in that direction. It takes him about an hour to get there from here  ::)

We might be coming to you for eggs then! Our budget won't stretch to very much land - if any!
